Objective
This SOP outlines the steps to create an existing property card in our property management system, ensuring accurate data entry and retrieval.
Key Steps
1. Accessing the Property Section
Open the property section of the product.
Familiarize yourself with the types of property cards: existing location, specific area, and new construction.
2. Starting the Creation Process
Click on 'Create New Property'.
3. Entering Property Details
Enter a nickname for the property card (e.g., Client's Name + Address).
Select the property card type (Existing, Specific Area, New Construction)
4. Searching for the Property Card
Confirm if the property is listed by selecting 'Yes'.
Input the property address (e.g., 1865 Valley Brook Drive, Alpharetta).
Click on 'Search Property Card' to find the listed property.
5. Reviewing Property Information
Check the nickname and full address.
Review the sales price or estimated value.
6. Listing Information
Verify the listing information: MLS ID, listing status, broker name, listing agent details, subdivision name, and high school district.
7. Property Information
Review the property details: Parcel ID, property type, bedroom/bathroom count, square footage, acreage, year built, and HOA fee.
8. Mortgage Information
If applicable, click 'Get Mortgage Information' to retrieve recent mortgage details.
9. Property Tax Information
Review the most recent county market value, tax year, tax amount paid, and tax rate percentages.
10. Insurance Data and Flood Information
Check estimates for homeowner's insurance based on the property area and credit score.
11. Scenario Creation Data
Decide how to present the information to the client. This section is where you will select the amount of property tax, homeowner’s insurance, and HOA information you want to present for this deal.
12. Finalizing the Property Card
Click 'Finalize and Save Property Card'.
13. Editing the Property Card
If additional information is received, return to edit the property card as necessary.
