This SOP outlines the steps to create a new construction property card for a subdivision, ensuring all necessary information is accurately captured.
Key Steps
1. Access the New Construction Tab
Click on the New Construction tab in the system.
Review existing examples of property cards.
2. Gather Subdivision Information
Identify the subdivision where the properties are located.
Note the tax rates applicable to the subdivision (county taxes, city taxes, etc.).
Collect Homeowners Association (HOA) information.
3. Create a New Property Card
Click on Create New Property.
Enter a nickname for the property card, typically the subdivision name.
4. Input Estimated Sales Price
Enter the estimated sales price or value (e.g., $650,000).
5. Enter Property Address
Input the property address (e.g., Lot 55 in the community).
Specify the state and county (e.g., Cherokee County).
6. Specify Community and Agent Details
Enter the community name (e.g., Windward West).
Input the agent's name, phone number, and email.
7. Input Builder Information
Select or enter the builder's name associated with the property.
8. Enter Tax Rate Information
Input the estimated tax rates based on the title company’s information (e.g., 1.25% for Cherokee County).
Toggle city taxes on or off as applicable.
9. Input Homeowner's Insurance Information
Enter the estimated homeowner's insurance rate based on the credit score range.
10. Specify Property Tax Method
Choose the county property tax method (e.g., factor of value).
Determine if prorations are necessary based on the property's tax status.
11. Enter HOA Dues Information
Input annual HOA dues (e.g., $1,200) and initiation fees (e.g., $750).
12. Finalize and Save Property Card
Click on Finalize and Save Property Card to complete the process.
13. Edit Property Card as Needed
If necessary, view and edit the property card for specific properties or subdivisions.
Cautionary Notes
Ensure all information entered is accurate to avoid discrepancies in property details.
Double-check tax rates and HOA information to ensure compliance with local regulations.
