Updated over 2 months ago

Overview

Deal Details maintains a proprietary database containing property tax lookup links for all 3,145 U.S. counties. When you enter a property address, the software automatically pulls the current tax bill from the county's online records. This eliminates manual research and helps you provide clients with accurate escrow estimates during the loan scenario process.

Step-by-Step: Retrieving Property Tax Data

1. Create a New Property Entry

  • Click to create a new property in Deal Details

  • Select Existing Home as the property type

2. Enter the Property Address

  • Type the full street address including street number and name

  • The annual tax bill appears in the property details section

⚠️ Important: The tax amount shown reflects the most recent tax bill on file with the county. For properties with recent reassessments or supplemental taxes, you may need to verify directly with the county.

Leave blank unless the property has a unit designation

4. Compare the Results

  • Locate the current tax bill on the county website

  • Some counties display taxes split into two installments

  • Double the semi-annual amount to confirm the annual total matches Deal Details

💡 Tip: If the county shows two payment amounts (like $4,393.08 each), simply double that figure to verify against the annual amount in Deal Details.

Tips for Success

  • Use the copy button—it captures exactly what you need for the county search, saving you from retyping the address

  • Check the tax year—make sure you're comparing the same tax year between Deal Details and the county records

  • Account for installments—many counties display taxes as two semi-annual payments, so double-check your math when comparing totals

  • Trust but verify—the database matches county records in nearly all cases, but verification builds client confidence on larger transactions
